More often than not, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has brought in to maintain independence. Appraisers have certain duties of confidentiality to their clients, plus many rules and regulations controlling with whom we share information. So, as a homeowner, if you desire to review the appraisal document, you normally should get it from your lender and not the appraiser.

Other obligations include numerical accuracy depending on the assignment's nature, acquiring and keeping an appropriate level of competency and education, and naturally, the appraiser must bear a professional demeanor.
